No, there is no limit on the number of VA loans you can have.

Let's explore what that looks like...

It is absolutely possible to have more than one VA loan and is actually a great way to start building wealth while you are on active-duty and have to PCS every few years. You can purchase a home at your duty station and when the time comes to PCS, you can turn your home into a rental property and then buy a new home at your next duty station.

While there is not a limit on the number of VA loans you can have, there is something called a county loan limit that comes into play if you already have a VA loan.

Let's say you purchased a $250,000 home while stationed at MCAS Yuma in Yuma, Arizona and then got orders to move to MCAS Beaufort in Beaufort, SC. As of January 1, 2025, the VA county loan limit for Beaufort County is $806,500. Taking your $250,000 VA home loan into consideration, you still have $556,500 in bonus or second-tier entitlement that you can use to purchase a home for $0 down in Beaufort.

What happens if you get orders from Beaufort to MCAS Miramar in San Diego County, CA? Let's say you purchased a $300,000 home in Beaufort -- you can now turn that property into a rental property and because San Diego is a high-cost county, the 2025 county loan limit is $1,077,550. This means you would still have around $527,550 in bonus entitlement that you can use to purchase a home for $0 down in San Diego.

If you find a home that is priced above your remaining entitlement, you can still purchase the home-- you will just need to pay 25% of the difference in your remaining entitlement and the purchase price.

Keep in mind that things like paying down/paying off or refinancing your mortgages will shift your remaining entitlement amount.
